Best Gulf front condos to buy

I%26#39;m considering buying a condo for vacation use for my family. Would prefer direct gulf front, good views, and acces to an outdoor pool. I was dissappointed to see photos from the balconies of Las Villas; are there really many homes between the condos and the water? What about Sea Vista or Park Shore?





Please tell me the negatives; any particulary dirty or bug infested. I%26#39;ve heard some negatives about Bahia Mar and Aquarius, should I avoid those?

Sea Vista is right at the beach. Park Shore is as well, but there are some serious beach erosion issues on the north end of the island, so you may be better off mid-island, around Suntide lll. Their condos are large and very attractive. Same thing with Ocean Vista, next door. Aquarius is being totally reconstructed on the outside, but I think the condos are quite small. A lot depends on your budget and the size of your family and if you may be interested in renting it out when your family is not there.

There is a new building under construction, the Sapphire, that is going to be beautiful. I toured the mock up they had set up. I am sure you can Google it and find out if there are any units for sale. It is on the south end located just in front of the Sheraton. I prefer the Southern end of the island. At any given time there are always tons of condos in all price ranges for sale. Bahia Mar is too old. Aquarius is getting a big facelift, so that will certainly improve its appeal. Isola Bella is fairly new and is pretty from the outside. We bit the bullet and purchased about 4 years ago and dealt with a local real estate agency, but we were 95% sure of which condo building we wanted to purchase in before we started. Ours is also in the rental pool most of the time which helps out with expenses and association dues.




It really depends on how much you want to spend. One thing to consider that we just discovered is that insurance is more expensive the closer you get to the ocean. If you buy with a view of gulf but not on it you have lower insurance.
